Smallwood Lodge Tea Room in Newport has hit the market for £499,950 following the announcement of the owner’s retirement. 

After 10 years of running the popular tea room, Jackie Walsh has decided to put the historic Tudor building up for sale. 

The grade II listed commercial property comes with a storied past and is said to have survived the 1665 Great Fire of Newport. Records show that the building was constructed in 1600. 

The inside of the property can be characterised by its large bay windows and exposed timber structure. 

Currently, the tea room can be found on the ground floor, with the adjoining coach house providing additional seating. The first floor, which consists of three large rooms, is used as a hair salon. 

The buyer could either continue to use the building for commercial use or turn it into a residential property, subject to planning permission. 

The front of the property features a low-maintenance garden and the rear boasts a courtyard.
